Evicting Tenants With Potentially Aggressive Dogs There may well come a time that, as a landlord, you find yourself in the position of having to evict some tenants. If this is the case, then it’s essential that you follow the proper processes and procedures, as you may be found guilty of harassment or an illegal eviction if you fail to do so. If your tenants have an assured shorthold tenancy, you can serve them with a Section 21 notice if the fixed term is coming to an end. Alternatively, if they’ve broken the terms of the tenancy, you can serve them with a Section 8 notice instead. If the tenants don’t leave by the specified date and you’re owed rent, you can apply for a standard possession order, or an accelerated possession order if there’s no unpaid rent to claim. If the tenants still won’t leave, you can apply for a warrant for possession, where bailiffs visit the property to remove the inhabitants. One potential complication you may come across when evicting tenants is the presence of aggressive dogs. These animals may pose a significant threat to anyone lawfully attempting to enter the property in question.
